Naples Commercial Real Estate in 2026: The Numbers That Matter
Commercial decisions in Naples come down to a handful of numbers, and I keep them current on my Naples Commercial & Investment Real Estate Guide. These are the ones I use most:
Who the customers are. My Naples trade-area data shows a median household income of about $127,000 and a median age of 67 — a well-funded, retiree-heavy base that supports medical office, service retail and net-lease tenants far better than it supports volume discounters.
Where the traffic is. The key corridors carry roughly 40,000 to 60,000 vehicles a day. For retail and medical, site selection starts with that count, not with the asking rent.
What drives demand. Florida added roughly 201,000 net new residents in 2025, most of them from abroad. Growth here is migration; when it slows, demand for space follows within a few quarters.
What funds it. The July 2026 median closed home price in Collier County was $590,000 (NABOR, excluding Marco Island), and more than half of closings were paid in cash. Residential wealth is what pays the rent on Fifth Avenue and along US-41.
